MOORESVILLE Citing security concerns, Kyle Busch Motorsports is fighting plans for a convenience store, restaurant and fueling center near its $11 million shop on Mazeppa Road in Mooresville.

Leon Bouwens Sr. of Mooresville-based Thunder Road Market LLC wants to build the project on 3.51 acres at the corner of Mazeppa Road, Overhead Bridge Road and Thunder Road, including separate areas for cars and trucks to refuel. Hes seeking a permit from the Mooresville Board of Commissioners, which is scheduled to vote on the request at its second meeting in June.

The project would cater to workers in the nearby South Iredell Industrial Park and users of the towns Mazeppa Park, according to Mooresville Planning Department documents. No other such business is nearby, according to the documents.

This is something I feel is needed in that area, and I dont know the applicant at all, and I support this, commissioner Eddie Dingler said.

But Rick Ren, general manager of Buschs 77,000-square-foot motorsports shop, spoke against the project during a May 7 public hearing on Thunder Road LLCs permit request.

The project would force Buschs shop to invest $25,000 to $30,000 in security system upgrades, to record license plates of all the cars the project would bring, Ren told the commissioners. Buschs shop would have to add fencing along its perimeter and more lighting, he said.

Joining him in those concerns was Steve Dickert, general manager of AeroDyn Wind Tunnel LLC on Godspeed Lane, off Mazeppa Road.

Commissioners agreed to delay a vote after learning Thunder Road Market LLC doesnt exist as a legal entity. Bouwens said he hasnt filed the required papers yet.

I am familiar with the area. I don't see how the number of customers that would actually be traveling through this area would be enough to keep much of a convenience store going. They are right though there is not much really close by but there is a fairly large truck stop at I -77 within five miles or so from Kyle's shop. If they build it I don't believe they will come.

If you need a fence and security cameras and lighting, you need them whether or not there is a convenience store / fueling station next door. And I don't think for a minute that Rick Ren spoke against the project at a public hearing on the matter without running it past Kyle. Come on, now.

Seems to me these folk have just as much right to build on their property as Kyle did on his. IMHO.

And Kyle will now have a place to refuel those fast sporty cars.

Judging from this Rick Ren quote at the public hearing, seems like they already need the fence and lights...
